YOU NEED TO KNOW THIS!


 
Before I lay out my plan and the process to sell your home, you need to know what is likely to happen the first 3-4 weeks your home is on the market.
 
ASSUMING
  • Your home shows to the best of its ability (your job and mine)
  • The MLS sheet and advertising depicts your home in its best light (my job), and
  • The 'remarks and photos' in the MLS and advertising compel buyers to put your home in the 'I want to see this one' pile (my job)

ONE OF 3 THINGS WILL HAPPEN THE FIRST 3-4 WEEKS ON THE MARKET

  • Your home will sell and everyone is happy
  • You will get several showings, 5-10, but no offers.  This is an indication that we have a small price problem.  (The advertising is drawing buyers to your home, but it is coming up short in some way upon seeing it.)
  • You will get very few showings, 0-3, and no offers.  This is an indication of a bigger price problem as the mls information isn't even warranting an in-person visit.  I do my best to avoid this by working with you upfront to establish the right price for your home in the current market.

This is why it is so important to address the price and/or any improvements suggested in the previous feedback by the 4th week on the market - while your home is still a 'new' listing.  To wait beyond that time frame lessens a buyer's inclination to snap up your home before someone else does.
